Fire, Medical, or Life-Threatening Emergencies: Call 911 immediately. 

Flooding or Major Water Leak: Shut off the water valve (if accessible) and call our 24/7 emergency maintenance line at (410) 505-0192 (Option 5).

Power Outage: If the outage is widespread, contact First Energy (1-888-LIGHTS) and report it. If the outage is only to your apartment, please call our 24/7 emergency maintenance line.

No Heating: Please call our 24/7 emergency maintenance line.

For routine maintenance issues, please submit a non-emergency request through the tenant portal.

 

To qualify, applicants must have a verifiable monthly gross income of at least three times the monthly rent, though exceptions may be with a guarantor or 3rd party assistance. We conduct a credit and background check as part of the application process for all tenants. We do not charge an applicaton fee, however the fee for the background check is up to $55 per applicant. 

 

The standard security deposit is one month’s rent and is due in full prior to move-in day. Your security deposit will be refunded minus any charges for damages, unpaid rent, or outstanding fees upon move-out. A final inspection will determine the amount returned.

 

Yes, we offer flexible lease terms, including limited short-term leases and corporate housing options. Please contact us for availability and pricing.

 

Utilities are not included in your rent. We charge a monthly $90 utility management fee to cover the cost of water/sewer, trash, parking, and all property care. Electric & WiFi are not included and it is the tenant’s responsibility prior to move-in to reach out to providers to activate their service.

 

Tenants will be provided access to our online property management software that allows tenants to pay rent online using their debit card, credit card or with their bank account info (ACH). We highly encourage tenants to pay via ACH because there are no processing fees and it is the easiest way to set up automatic payments. If tenants are unable to use our online platform, we do accept check or money orders but they will need to mailed to the address provided.

 

Submitting a maintenance request is simple through our online tenant portal, which allows us to track and address requests promptly. While we do not have an on-site office, our full-time maintenance staff ensures all service requests are handled professionally and in a timely manner.

To help us resolve your issue efficiently, please provide detailed information about the problem and include photos (if applicable) when submitting your request.

 

Smoking of any kind is strictly prohibited indoors. If you choose to smoke, please do so outdoors and away from the building. We ask that all cigarette butts, papers, and other waste be properly disposed of to maintain a clean environment. Residents will be held responsible for any necessary repairs, cleaning, or deodorizing resulting from smoking-related damage.

 

Yes, we are a pet-friendly community. We charge a one-time non refundable depost for pets at the start of your lease and a $25 monthly pet rent fee thereafter. There is a maximum of one pet allowed in each apartment with certain breed restrictions for dogs. If you have an ESA licensed animal, please provide proof of license.

 

Yes, we highly recommend that all tenants purchase renter’s insurance with minimum liability coverage of $100,000. This is a low monthly cost that can protect your personal belongings from damage caused by fire, theft, water damage, or other covered perils.

 

We are committed to providing a clean, safe, and peaceful living environment for all residents. To ensure a positive experience, we ask that all tenants follow these guidelines:

Keep common areas clean – Please do not litter and always clean up after your pets.

Observe quiet hours – Quiet hours are from 10:00 PM to 8:00 AM. Be mindful of loud music, gatherings, and other noise levels.

Drive safely – Maintain a safe speed on the property and be cautious of pedestrians, especially children.

Parking regulations – Abandoned, inoperable, or illegally parked vehicles will be towed at the owner’s expense.

BBQ grill safety – Grills must be kept at least 10 feet away from buildings when in use.

Balcony & patio upkeep – Storing trash, indoor furniture, or any prohibited items on balconies is not allowed.
